Maintenance and Facility Manager

Position Summary:
This position is responsible for supporting the Head of Corporate Operations in maintenance operations for the New Castle, DE site. The Maintenance and Facility Manager oversees and coordinates the day-to-day maintenance and repair of buildings, grounds, and associated equipment to provide a safe and functional workspace. Oversees staff that installs, inspects, repairs, and maintains building systems, including mechanical, electrical, pneumatic, plumbing, HVAC, safety, and waste management.

Key Responsibilities:
  • Provide effective management of activities and planning required to maintain, repair and improve the New Castle, DE site building, grounds and utilities/support systems. Key facilities maintenance and operational activities include:
  • Lead and manage employees and outside contractors to construct, maintain, and repair utilities systems, buildings, infrastructure, and equipment via the following trades: HVAC mechanics, electricians, electronics technicians, equipment controls programming (BMS – Building management system), and remote monitoring systems
  • Manage and identify budgetary requirements to execute reoccurring services as well as one-time services to complete repairs
  • Manage life safety and security system testing, maintenance and budgeting
  • Assist in the design and implementation of facility expansion, layout and qualification
  • Evaluate operational systems and facility infrastructure to ascertain and improve operational efficiencies
  • Write work instructions and standard operating procedures for ISO certification.
  • Schedule, track and supervise calibration, testing and maintenance of critical manufacturing tools and laboratory equipment utilizing a CMMS
  • Ensure compliance with relevant regulations, building codes, and health and safety standards
  • Supervise and manage staff across various areas, including cleaning, maintenance, grounds and security
  • Allocate and manage spaces, equipment and assets
  • Assist the Head of Corporate Operations with developing and managing budgets and advising on long-term energy efficiency
  • Site landscaping and exterior infrastructure maintenance and improvements.
  • Conduct site conditions auditing and inspections
  • Provide Management and work efficiency of the facility maintenance tracking software and monthly backlog reporting
  • Establish systems which create a work environment supportive of continuous improvement and a lean manufacturing approach
  • Lead by example and motivate all personnel on achieving and providing high quality responsive services
  • Maintain equipment spare parts inventory levels and control flow of repairs to achieve efficient turnaround time
  • Makes a positive contribution as demonstrated by making suggestions for improvement, providing overtime as needed, learning new skills, procedures and processes
  • Additional responsibilities as required

Qualifications:
  • Minimum associate’s degree in Facility Maintenance, Project Management or related field. Applicable experience in business-related field acceptable in lieu of formal degree
  • Minimum of 5-7 years of facility experience in a chemical/pharmaceutical manufacturing environment is preferred
  • Well-versed in technical/engineering operations and facilities management best practices
  • Working knowledge of ISO 9001 preferred
  • Knowledge of basic accounting and finance principles
  • Must be able to troubleshoot and/or implement effective problem-solving skills for technical equipment and/or procedural problems
  • Must be able to make sound decisions, independently using available information/data and experience
  • Relevant professional qualification (e.g., CFM) will be an advantage
  • Self-Starter able to perform job responsibilities with minimal supervision
  • Demonstrated experience of good record keeping
Physical Demands
  • Extensive walking inside of buildings and around exterior areas of the sites.
  • Climb and descend ladders and stairs.
  • Work in outdoor conditions varying from winter exterior repair to summer work on roof HVAC systems.
  • Lift and carry at least 75 pounds.
  • Work around electrical equipment using proper safety procedures.
